Ack! I could have a melt down

Okay. So, I am not usually one for complaining. OR am I? who knows anymore. What I do know is... I am on the brink of a major melt down. OR Change. OR something. I feel it in my bones. I thought I had it all together until I was KICKED OUT of a closing this afternoon. Let's just say that is a first for me. Never. I repeat NEVER been kicked out of anything before. Not dance. When I was a mere kid and I could not keep the beat for the life of me. Not out of a classroom, for being unruly.  Not out of a bar in my wild and crazy 20's.  Not EVER. I am sure my client thinks I am a total nut job. The way I remember it. I was upset. Wanted to know why I didn't get  a decent courtesy call telling me the documents had not showed up yet. After the closing was put off this morning because of some freak accident that closed down the title company. Then for some reason the doc's never showed up. Then I drove 45 minutes to reach the title company all the while finding out my mother took a taxi home from the hospital because she could not wait for me and my CraZy job that is so very unpredictable. I know. I know. That was a run on sentence and had a million grammatical errors.  I learned all about that today while HOMESCHOOLING our two punks! Yep, that's right. Life isn't crazy enough, WE are homeschooling our children. Anyway I digress. Next thing I know the owner of GT Title services in Salt Lake City , Utah is in my face. While I sit on a couch he is leaning over me gritting his teeth and asking why he didn't get a courtesy call. Then I am  being shown the door. Seriously. Could life get  any more... WAIT. I take that back. I don't ask that anymore. God will show me just how fouled up it can get. Pause. Please. While I swallow a large amount of  The Show, Malbec style. I need it tonight.

Lately, I am not sure if I am up or down. All I know is, I am crying and laughing and screaming and then or than whichever; spilling diesel fuel all over our brand new pergo flooring. Causing us that much more drama just to move to The Ranch. Come. on. already. Months of planning. remodeling. painting. getting rid of stuff. and now this. You say "poor baby. There are worse thing".  Don'tcha  know I know this already. AND there is SO much more to this story. Like my mother being admitted to ICU for pnemonia right after my father's death. AND the crazy relationship she is in. AND being executor of my father's stuff. But not really, because he never wrote it down. And more family drama then I could even dare to share.

Still I have not forgot the things God placed on my heart before he took my father. I think that is where I struggle as well. What to do with this sick, self centered  world. I try to do the right thing. I teach my children to do the right thing AND I keep getting screwed. I am tired of being nice. I am tired of being the one that says I am sorry. I am tired of being the peacemaker. I am tired of wondering just what God want's from me. Give me strength God. Cause I don't have it. Give me comfort because this bottle isn't providing it. Show me what you want from me.Because you know I  will do it. Just please. I beg you be evident. Cause, I am just not sure anymore. I need you to show me what it is you want from me. And for some crazy reason you call me into the mission field. Please! I pray, this blog post doesn't effect some visionary, world wide, gospel spreading ministry from accepting me because well, I am just too BROKEN!!

Someone's Legacy Property... I have it for sale!!

I am so blessed to be able to list this new property in Salt Lake County. It is going to be a place that makes a lot of  memories. This is going to be someone's Legacy Property!! It gave me goose bumps just driving to it.

It is 1.13 acres of recreation property. Located up Parleys Canyon. You are 15 minutes from "the Best Snow on Earth" and 15 minutes away from downtown Salt Lake. If skiing and shopping is not your thing, there is plenty of acres to hike. OR you are just 30 minutes away from at least 3 different lakes.

I have to say this is a posh little community with not just one but two private gates to enter. You will be recreating with the "best" of Utah. Doctor's, lawyers and some of the most influential business men. As well as some real "dirtbags" Really I saw them when I took a wrong turn in the Scout. I started four wheeling, got a little scared and they just appeared. Long hair, flannels and all. Well not really, they heard me coming up their drive and was like "say what!!" They were really nice as I backed my way down their drive. They even waved me good bye. I would take 'em as a neighbor.

The HOA fees are low, $65/ year. $100.00/ year after you build your dream cabin. Power is located just 50 feet off the road, and the water is already accessible to the property. You will have to install propane and a septic tank.

Take advantage of this Legacy property for you and your family, before it's gone.

Question for you...

What do you do when you are backed against a wall???

Today is one of those days that I feel like I am fighting a huge giant. In a way I am... a huge financial giant. I don't agree with them... yet I work for them in a round a bout way. I also work against them in another way. Sometimes I wish I could be naive again. I am not, I know more then I want to. What do I do with it?

I think the comment section is working. Give me some advice people.

I have one on how to create the most fantastic vignette and one that tells you what to look for in a builder and their little secrets . Again. un finished. I am sure its because I have been incredibly busy... my mind has been on work. So,I write this to tell you, I have not gone anywhere. I will be back in the next day or two. For now, I am going to go get some cleaning done that has been put on the back burner...

UP HOUSE...

Last Friday (casual Friday mind you.)  the Punks and I  took a little ( I mean little like 5 minutes to get there) trip to the UP House.I would have to say this is my FAV.O.RITE pixar  movie. Such a great L.O.V.E story. It was magical.... and really BUSY!!!  How in the world did I only get one shot of the KITCHEN!!!  Oh, yes... because it was JAM packed full of people!!! Why wouldn't it be? How often do you get to be in a real life Disney home.... here in Utah?  Other then being super busy it was a lot of fun to see how they staged each room and all of the little details they put into the house. It has a cute retro themed kitchen, beautiful woodwork, and a theater room in the basement. It's for sale you know... $399,000

You can purchase tickets there for $5.00.  Wouldn't you know I bought Parade of Home tickets in advance.

They had the cutest actors!!!

Fun entry. Did you know the entry makes your home? TIP: When selling,a buyer knows if they are going to buy your house within the first 5 seconds of entering. What does your entry say about your house? Is it well maintained? Free of clutter? How does your house smell upon entry? All of this factors into the sell of your house
Look at Ellie's cute chair on the right. Made specifically for the UP HOUSE.

Yep, my ONE shot of the kitchen...... If you can see the great retro appliances. VERY Cauute!

.
Love the turquoise appliances and pendants. I am in L.O.V.E. with the  subway tiled backsplash

Each laundry room (there are two) is set up for stackables.

Large master bedroom.

Master bath

It has lovely tile work throughout and lots of special little details.
Ol' fashion truck to top it all off

Good bye cute Up House........ Thank you BANGERTER homes for bringing a little magic to Utah!!

My favorite quotes from the movie:

Dug: "Squirrel!!"

Charles Muntz (famous explorer): "Adventure is out there!"

Carl: "Hey, let's play a game. It's called "see who can be quiet the longest."
Russell: "Cool! My mom loves that game!"

Short Sale Closing 411 days in the making and a pathetic tutorial on how to apply false lashes(I promise they are some how related)

Say What!!! That is right, 411 days waiting, working, wondering, biting nails, yelling explicit's, negotiating, relisting, moving title companies, dozens of unanswered emails for this short sale to finally close.

You May Remember This Door From Hello Monday
If you have heard of short sales or ever experienced one.... I am not sure you have anything on this. In case you do have something on this one, I would love to hear it. I am always down for a good juicy real estate story.

Anyway, most of my business for the last two years has been short sales, REO's, and HUD homes. I knew that the market was changing way back when so I got certified as a SFR. Yep, I am super official... I am an expert at short sales. Short sales are a long process (not usually 411 days long). It gets old for the sellers and real old for the buyers who have put in at least 10 offers on short sales. Then they wait and wait and wait for the investor to get back with them. I have to say, with me you don't just wait, I keep you informed. I am all over those banks like stink on .... well you get the picture. If there are two mortgages... well that is another beast. I can say that over the last few years a lot of the banks have gotten it together. They only work with one offer/ buyer  this speeds the process up. If you have good, patient clients, who listen to you for the most part and get you ALL of the documents the bank asks for... that really helps too. In this case these clients were more then patient and did everything I asked of them. What do you know, after 8 offers it worked.

Actual File

For privacy and such I am not allowed to go into all of details. BUT this file was insane. We had HOA liens that had NOTHING to do with the seller, and some lawyers that in my opinion got paid a lot of money for twiddling their thumbs, seriously!! The bank/ 3rd party was awesome and so was my escrow officer Bridgett Ellis at Monument Title (Yes, that was a plug). Until her underwriter decided they could not and should not insure this title. Aargh... you could have said something a little sooner then 2 days before closing!!We had to start all over again. This time we had to use a title company I would NEVER use again. Because I am a business owner and I don't support bad publicity, I won't mention names. I must say though if you ask to use this certain title company or bring their name up in passing, I will tell you just how I feel. It's not good. Not good allllllllll the way to the ending. Yes, I mean funding and recording and wiring... seriously woman!! I will say though, they got it done... in their own time... they let a buyer walk and then come back.... they got it done. For that I say THANK YOU, for all parties involved. Especially my totally awesome seller. Congratulations and well wishes for the next chapter in life, I hope to see you soon.

So where do eyelashes come in?? See I was getting ready for the closing today. While putting on my mascara I realized my eyelashes looked ridiculous. I was born with some great eyelashes. But my sister in law started a business where she applies lash extensions. I am not going to lie, they were amazing. I really had a love affair with them. Being as emotional as I am, I could cry anytime and there was never the icky, black smudge rolling down my face. I would wake up in the morning and know I just looked fabulous. Lets not mention when I ran the Wasatch Back Ragnar, yeah I looked pretty fly.

Look at those Beauties

Because I had worn them for 6 months give or take and some unforeseen circumstances... I no longer have these amazing lashes. BUT stubby eyelashes will not do. I know that is vain and I should love myself just the way God made me.... and I will once these baby lashes grow out (typical sinner right?). For now its all about the falsies baby!!

Poor baby lashes

So for those of you who want amazing eyelashes but don't want to spend the dough, or you don't want to lay on your back while each individual lash is placed perfectly, just. for. you, or you just want to be like me and spice it up a bit (as my oldest punk once told some very dear friends of mine). Then read ahead and I am going to show you how to place a fabulous band of false lashes.

 Gather your supplies

.
Apply your makeup just the way you want it. I use dark liner to hide the band. Poor baby lashes.

Just so you know the eyelashes that come in the package are placed left to right. So if you put them in front of you this is how it would look. This is how you apply them. The one missing is for my right eye. Understand?

They are a little sticky when you first gently pull them off the package. This allows you to play with them a little. Place them where you want. See this one wants to fall off.

Then gently apply the glue. This is where the handy dandy toothpick comes in. I use it to spread the glue. You have to let the glue set for about 30-60 seconds. You want it tacky so that it will stick to your eye. Not slide around.

I have to use my fingers and some pointy tweezers to get them on just right. Get them really close to the lash line. Key point: use the tweezers to apply a little pressure on the flasies at the center and both corners of the lash line.

See the difference?
Poor baby lashes.
