Question for you...

What do you do when you are backed against a wall???

Today is one of those days that I feel like I am fighting a huge giant. In a way I am... a huge financial giant. I don't agree with them... yet I work for them in a round a bout way. I also work against them in another way. Sometimes I wish I could be naive again. I am not, I know more then I want to. What do I do with it?

I think the comment section is working. Give me some advice people.

The TRUTH about Short Sales..

Lets define a short sale. (Thank you Wikipedia.)

Short Sale : short sale is a sale of real estate in which the proceeds from selling the property will fall short of the balance of debts secured by liens against the property and the property owner cannot afford to repay the liens full amounts, whereby the lien holders agree to release their lien on the real estate and accept less than the amount owed on the debt. Any unpaid balance owed to the creditors is known as a deficiency. Short sale agreements do not necessarily release borrowers from their obligations to repay any defiencies of the loans, unless specifically agreed to between the parties.

A short sale is often used as an alternative to foreclosure, which mitigates additional fees and costs to the both the creditor and borrower. A short sale will often result in a negative credit report against the property owner, however it is less damaging than a foreclosure report.
Common Myths:
  •  I can stop making my payments while doing a short sale and they (being the investor/bank) can not foreclose on my house. WRONG!! WHILE DOING THE SHORT SALE IF YOU ARE NOT MAKING YOUR PAYMENTS THE INVESTOR WILL START FORECLOSURE PROCEEDINGS AND THEY WILL FORECLOSE ON YOUR PROPERTY. ULTIMATELY YOU WANT TO GET AN OFFER INTO THE SHORT SALE DEPARTMENT BEFORE THEY FORECLOSE. 
  • I can strip the house and then let the bank come and get it. I put the money into it I need to get it out. OUCH!! BANKS ARE STARTING TO TAKE PRECAUTIONS FOR PEOPLE VANDALIZING THE PROPERTY. YEP, THAT'S RIGHT. WHEN YOU STRIP THE PROPERTY YOU ARE VANDALIZING IT. THERE ARE LAWS AGAINST VANDALISM.
  • My friend who works at a bank for a lot of years says that I don't have to pay anything and they can't ask me to and they can't come back after me. I am scott free!! WHILE MOST BANKS WON'T COME BACK AFTER YOU. THEY CAN. UP TO 7 YEARS LATER.THERE CAN BE PENALTIES FROM THE IRS. IF YOU HAVE MI BE PREPARED. THEY WILL USUALLY ASK FOR A PROMISSORY NOTE OR ASK YOU TO BRING CASH TO THE CLOSING.
  • In 30 days this will be all done and I  can move on to the next chapter in life. SHORT SALES IN UTAH TAKE A LONG TIME. FOR MANY REASONS. THE BANKS ARE DIFFICULT. THERE IS MORE THEN ONE PERSON WHO HAS TO ACCEPT YOUR SHORT SALES. THEY ASK FOR A LOT OF PAPER WORK. MANY TIMES THEY ASK FOR THE SAME PAPER WORK OVER AND OVER AGAIN. THEY WILL ASK FOR UPDATED PAY STUBS AND BANK STATEMENTS THROUGH OUT THE WHOLE SHORT SALE. EVEN IF THE SHORT SALE TAKES 411 DAYS. BE PREPARED TO CONTINUE TO OFFER THESE THINGS.  ALSO, BUYERS ARE NOT FULLY COMMITTED TO THAT ONE PROPERTY. IF THEY SEE ONE THAT SPARKS THEIR INTEREST MORE THEY CAN AND USUALLY WILL BACK OUT OF THE CONTRACT AND MOVE ONTO THE NEXT PROPERTY. LEAVING THE SELLER HANGING UNTIL THE NEXT  OFFER COMES IN.
  • I am going to call the negotiator and give them a piece of my mind. This will make them really move and just accept the offer that was placed in front of them. NO! BEING AGGRESSIVE AND RUDE IS NOT GOING TO SOLVE ANYTHING. THE PERSON ON THE OTHER LINE IS VERY OVERWHELMED AS WELL. THEY HAVE A LARGE WORK LOAD. ON TOP OF THAT THEY HAVE NO PERSONAL ATTACHMENTS TO YOUR PROPERTY. THEY WILL PUSH YOU TO THE BACK... THEY ARE ONLY HUMAN AND GETTING PAID $10.00 / HOUR. PLEASE MAKE SURE YOU DOCUMENT EACH TIME YOU TALK TO THE BANK. PLEASE STAY IN CONTACT WITH YOUR BANK. IF THEY CALL... ANSWER IT. AVOIDING THEM DOES NOT MAKE THE SITUATION BETTER.
Short sales can be complex. They can be a very long process. You need someone to help you navigate the whole process. Even if you are a buyer. There are extra addendums that come along with short sales. Legalities and negotations.... DON'T GO AT IT ALONE, don't leave yourself vulnerable. Hire a good, educated Realtor, such as myself!!

Hello Monday. Let's get some perspective shall we?

Hello Monday. Hello to coffee and some Mc breakfast with a dear friend. Thank you GOD for her... good talk.Hello to instant chatting to a friend so far away. You know just what we need God. Thank you again for her... good talk. Hmmm.... Seems like my Monday has a theme about it. Hello bank negotiating. Hello to clean house and clean carpets. Hello new buyer. Hello to finally under contract... if you would send me the bank approval :) I told you short sales are a process!! Hello to perspective....


The picture above is a cherished one in my collection. This is one of me and my dad. Before  the divorce, before adolescence, before marriage and kids, long before...the cancer. Yeah, I said the ugly word, cancer.  The last year has been a rough one. Even before I found out about Dad's cancer. I mean we have really been refined this year. I am okay with it now. BUT when you are in the meat of it... its ugly and it hurts. Like sandpaper its rough, but when it is all done you are newly molded and a new creature. That is what I am. If you knew me four months ago... you don't know me now.


My perspectives have changed. My perspective on the economy , my job, money and STUFF. More then ever my perspective has changed on relationships. I have learned to ACCEPT people for who they are, where they are. Thank you Jesus. Sure admonish when need be, but for crying out loud don't let anger fester over silly things.Say what you need to say, in LOVE, say what you need to say. Don't write them off... they are worth it.  I have also learned that sometimes you can try REALLY hard and really open your heart up only to be spit on. I am okay with it now... Jesus just calls me to love. So that's what I do. 


Life is short... its true. Its even shorter in places like Haiti where a dear friend and her family are living for the summer. In Haiti death is just part of the population control. Are you kidding me? No, I am not! Every day children die there because they don't have the money for  a simple antibiotic, they fight for a small snack. While I set here eating Italian Creme Cake and start a post on the UP house. I just couldn't post it today. Because I am in a funk... and I am not going to pretend that all is magical today... because right now its not. 


I promise tomorrow... I will show you the UP house. Today the thought of the UP house only brings me to tears, because even there the L.O.V.E. of his life dies.

Short Sale Closing 411 days in the making and a pathetic tutorial on how to apply false lashes(I promise they are some how related)

Say What!!! That is right, 411 days waiting, working, wondering, biting nails, yelling explicit's, negotiating, relisting, moving title companies, dozens of unanswered emails for this short sale to finally close.

If you have heard of short sales or ever experienced one.... I am not sure you have anything on this. In case you do have something on this one, I would love to hear it. I am always down for a good juicy real estate story.

Anyway, most of my business for the last two years has been short sales, REO's, and HUD homes. I knew that the market was changing way back when so I got certified as a SFR. Yep, I am super official... I am an expert at short sales. Short sales are a long process (not usually 411 days long). It gets old for the sellers and real old for the buyers who have put in at least 10 offers on short sales. Then they wait and wait and wait for the investor to get back with them. I have to say, with me you don't just wait, I keep you informed. I am all over those banks like stink on .... well you get the picture. If there are two mortgages... well that is another beast. I can say that over the last few years a lot of the banks have gotten it together. They only work with one offer/ buyer  this speeds the process up. If you have good, patient clients, who listen to you for the most part and get you ALL of the documents the bank asks for... that really helps too. In this case these clients were more then patient and did everything I asked of them. What do you know, after 8 offers it worked.

For privacy and such I am not allowed to go into all of details. BUT this file was insane. We had HOA liens that had NOTHING to do with the seller, and some lawyers that in my opinion got paid a lot of money for twiddling their thumbs, seriously!! The bank/ 3rd party was awesome and so was my escrow officer Bridgett Ellis at Monument Title (Yes, that was a plug). Until her underwriter decided they could not and should not insure this title. Aargh... you could have said something a little sooner then 2 days before closing!!We had to start all over again. This time we had to use a title company I would NEVER use again. Because I am a business owner and I don't support bad publicity, I won't mention names. I must say though if you ask to use this certain title company or bring their name up in passing, I will tell you just how I feel. It's not good.Not good allllllllll the way to the ending. Yes, I mean funding and recording and wiring... seriously woman!! I will say though, they got it done... in their own time... they let a buyer walk and then come back.... they got it done. For that I say THANK YOU, for all parties involved. Especially my totally awesome seller. Congratulations and well wishes for the next chapter in life, I hope to see you soon.

So where do eyelashes come in?? See I was getting ready for the closing today. While putting on my mascara I realized my eyelashes looked ridiculous. I was born with some great eyelashes. But my sister in law started a business where she applies lash extensions. I am not going to lie, they were amazing. I really had a love affair with them. Being as emotional as I am, I could cry anytime and there was never the icky, black smudge rolling down my face. I would wake up in the morning and know I just looked fabulous. Lets not mention when I ran the Wasatch Back Ragnar, yeah I looked pretty fly.

Because I had worn them for 6 months give or take and some unforeseen circumstances... I no longer have these amazing lashes. BUT stubby eyelashes will not do. I know that is vain and I should love myself just the way God made me.... and I will once these baby lashes grow out (typical sinner right?). For now its all about the falsies baby!!

So for those of you who want amazing eyelashes but don't want to spend the dough, or you don't want to lay on your back while each individual lash is placed perfectly, just. for. you, or you just want to be like me and spice it up a bit (as my oldest punk once told some very dear friends of mine). Then read ahead and I am going to show you how to place a fabulous band of false lashes.




 Gather your supplies

Apply your makeup just the way you want it. I use dark liner to hide the band. Poor baby lashes.

Just so you know the eyelashes that come in the package are placed left to right. So if you put them in front of you this is how it would look. This is how you apply them.The one missing is for my right eye. Understand?

They are a little sticky when you first gently pull them off the package. This allows you to play with them a little. Place them where you want. See this one wants to fall off.

Then gently apply the glue. This is where the handy dandy toothpick comes in. I use it to spread the glue. You have to let the glue set for about 30-60 seconds. You want it tacky so that it will stick to your eye. Not slide around. 

I have to use my fingers and some pointy tweezers to get them on just right. Get them really close to the lash line. Key point: use the tweezers to apply a little pressure on the flasies at the center and both corners of the lash line.
